AdvantageousOwnership

The foundation of CriterionHealthcare's ownership philosophy is based on a framework known as AdvantageousOwnership. Due to the number of variables that are associated with each healthcare delivery market, CriterionHealthcare believes no single ownership or financing model fits every scenario. Each solution must be evaluated and structured around specific objectives that the Hospital requires to fulfill their Delivery of Care needs.

The core components of AdvantageousOwnership are valid for either the development of new facilities or the syndication (to physicians) of existing ones:

CriterionHealthcare believes that the Delivery of Care Strategy must first be defined by the Hospital before a medical facility is conceived (new, renovated, expanded) to support such strategy.

CriterionHealthcare believes that the real estate must support the Hospital's Delivery of Care Strategy and not the real estate investment objectives of the developer and / or distant and impartial investor.

CriterionHealthcare believes that the goal of any medical real estate transaction should be to enhance the long term delivery of care in the community, enhance the financial performance of the tenants and Hospital, and enhance the experience of the patient.

CriterionHealthcare believes that healthcare real estate is an asset that hospitals can use strategically for medical staff recruitment, retention, alternative physician wealth creation, and as a vehicle for building collaborative physician relationships.

CriterionHealthcare believes that the facility equity requirements should be first raised via the physicians delivering care in the community, then if applicable from impassioned investors with an emotional and strategic tie back to the mission of the Hospital itself.

The results of using the AdvantageousOwnership model with proven and traditional equity investment has created real estate "value" that is owned by the following:

70% is owned by the active medical staff in good standing with the sponsoring hospital
12% is owned by the local hospital (based on their desire to invest and be a partner with their physicians)
18% is owned by Impassioned Investors

Ownership: "What belongs in common to most people is accorded the least amount of care: individuals care for their own things above all, and less about things owned in common with others." - Aristotle
